MEET THE APPRAISER:
Tim Butler, MAI, SR/WA has over 30-years of real estate experience with a focus on commercial real estate appraisal. He is designated as a MAI with the Appraisal Institute. His background includes providing commercial appraisals for lending, asset management, proposed development, litigation, bankruptcy, accounting and other purposes. His clients have included mortgage brokers, banks, insurance companies, private parties, government entities, attorneys, property owners and other stakeholders.
Tim specializes in valuing partial or total property rights proposed for acquisition to facilitate public projects. He is designated as a Senior Right of Way Agent (SR/WA) with the International Right of Way Association. With more than 14 years of experience working for a public agency, he has addressed valuation issues specific to right of way acquisition and eminent domain proceedings, including assisting with appraisal policy development. Also, he has both appraisal and negotiations experience with obtaining voluntary conveyances of property rights, or where eminent domain has occurred, for public projects. He has provided litigation support to counsel, including attending mediation and settlement conferences, acting in an advisory capacity. Also, he has served as a fact witness, and as an expert witness, in eminent domain proceedings. In addition, he has provided legal support for litigation related to loan sales and their securitization, including evaluating appraisal concerns. Mr. Butler’s industry experience, including eminent domain, commercial lending and residential lending, allows him to understand his clients’ perspective and needs.
